Our clients had a set of plans to build a one bedroom, high-end, resort style home, that made the most of the beachfront setting and views of Darwin City from across the harbour.

Challenge:

The design of this home, with its high, cathedral ceilings, meant that it was highly labour intensive and more difficult to build than a standard home. The location of the project was 1.5hrs from Darwin. As the build went on, there were multiple variations that we had to work through, while maintaining progress on the build.

Solution:

Due to the design of the home, everything took longer to complete. Plenty of scaffold was needed to reach the apex of the ceiling, which was 5m from the finished floor level. The remote location meant planning and organising had to be exceptional for this build. Being organised means the build progresses on schedule, which keeps the build on budget. We worked closely with our clients to make variations mid-build. With our solid relationships with our designers and engineers, we were able to push through variations with minimal impact on the project finish date.

Outcome:

This build was very unique and unlike any build we had completed before, with many great features for a smaller 1-bedroom home. The front deck, which we extended mid build, has an incredible view of Darwin City. The client chose Merbau timber for a tropical feel. The beautifully finished timber lined cathedral ceilings give a grand sense of space and an appealing beach feel. The kitchen is stunning. Designer Kitchens did an amazing job with the cabinetry, which includes spotted gum on the face of the cupboards and polished concrete bench tops. The central breezeway catches every bit of sea breeze from Darwin Harbour. 3m high glass sliding doors allow maximum harbour views from the living/dining room.
