NEXT/PREVIOUS PROJECT

We set out to create a parent’s retreat that would give the home some much needed interior space. This included an office/fourth bedroom, third bathroom and WIRs to bedrooms two and three, all with 2.9m high ceilings, as well as an extra carport/storage room, and finished off with a large outdoor deck.

Challenge:

The addition of the carport had to go through the council, as it encroached on the minimum boundary setback allowances. The majority of the project was towards the rear of the property, so access quickly became an issue. We were able to gain restricted access through the back fence, which really helped to complete the project. Our clients and their children were living in the home throughout the duration of the build. We had to achieve a 2100mm eave overhang to match the existing roof line while eliminating the need to have columns in the middle of the deck.

Solution:

PMAC took care of the council approvals from start to finish with no unnecessary stress on our clients. Gaining access through the back fence via the University played a very big part in completing the project. To reduce the impact on the family living in the home during construction, the schedule of works was designed to maintain the integrity of bedrooms two and three for as long as possible. We completed the majority of the build before knocking down the wall in the children’s room that connected the extension to the new home. Lastly, we completed all internal upgrades to the bedrooms, including WIRs and new spotted gum flooring. The 2100mm eave overhang was achieved by beefing up the timber trusses with 100mm x 6mm steel bars to hold the weight of the roof. Not having the columns in the middle of the deck was definitely worth the extra effort of lifting up so much steel.

Outcome:

The spotted gum flooring chosen by our clients was the perfect choice for the space. It looks very natural, with beautiful colours and wood grain through the boards. The 2.9m high ceilings in the office/bathroom/living area give a spacious feel to rooms. The WIRs have plenty of storage and hanging space. The carport has joined on seamlessly to the existing home and finishes neatly on the boundary of the property. The decking is DuraLife composite boards in Tropical Walnut colour, which turned out really well and feels great under foot.
